Who is building age-restricted housing?
According to the National Association of Home Builders (NAHB) member census, an estimated 16% of builders worked on age-restricted housing projects in 2025.
Since the question was introduced in 2009, the figure has stayed firmly between 15% and 17%.
NAHB reported that in 2025, there were 47,000 housing starts inside age-restricted communities, a near 10% increase from the 43,000 in 2024.
In 2025, 36% of builders with more than 100 housing starts a year began age-restricted housing. By comparison, less than 20% of builders with fewer than 100 starts did so.
Homes within age-restricted communities remain about four years newer than the overall U.S. housing stock.
