Trumark Homes wanted to create a well-thought-out community for active adults with their neighborhoods at The Collective

Trumark Homes was founded by Gregg Nelson and Michael Maples in 1988 with the goal “to enhance the lives of people by creating inspiring living environments,” for those they create homes for. Over their 30-plus-year history, they have launched multiple successful and award-winning entities under the Trumark Companies umbrella. This is evident as the Trumark Team carefully selects neighborhoods so they can build the highest quality homes for their customers.
Located in the heart of the San Joaquin Valley, California, The Collective in Manteca was born. A 55-plus age-qualified gated master-planned community made for, “the active adult lifestyle, where having fun, entertaining, and relaxing are top priorities,” says Richert.
There are three neighborhoods within The Collective: Origin, Vida and Dawn. These single-story detached homes are low-maintenance living and feature approximately 1,297 to 2,703 square feet of living space, two bedrooms, two to two-and-a-half bathrooms, covered California rooms that serve as an extension of the home’s great room or dining room into an outside area and two to three-car garages with workshop space, installed solar energy systems.
The larger floor plans in this community are between 2,621 to 2,703 square feet with a traditional farmhouse design. There are two floorplans one can choose which include: three architectural elevations with two bedrooms, two-and-a-half to three bathrooms, covered California rooms, backyards and two-car garages.
Each residence boasts distinctive characteristics, with one standout feature being the gourmet kitchen. It showcases an exquisite center-preparation island, perfect for hosting gatherings. The primary suite serves as a private sanctuary, providing a spa-like retreat within your home. The en-suite bathroom offers dual vanities, a spacious walk-in shower, and a luxurious free-standing tub, enhancing the overall sense of comfort and relaxation.

This space includes expansive gathering spaces, appointed lounge areas and a large-scale fitness center with spa-like locker rooms.
The area of The Collective gives those who live around it various activities to do such as going to the private 10,000 square foot clubhouse. The clubhouse has various amenities including a pool, event gathering space, fitness center, yoga studio, pickleball courts and dog park nestled within the center of the neighborhood to inspire social connections and activities. There are numerous shopping, dining, recreation and entertainment options surrounding the neighborhood.
The target buyers for The Collective are active adults as there is, “strong demand in this community for our high-quality new homes that provide all the comfort and amenities desired in a relaxed resort-style community,” Richert indicates. Prices start in the upper $600,000s.

In 2021, The Collective in Manteca received the prestigious “Community of the Year – Masterplan” award at the MAME Awards presented by the Building Industry Association. The community’s website and advertising campaign were also acknowledged for their excellence. Furthermore, Origin neighborhood garnered recognition in multiple categories that year, including Best Interior Merchandising for a Detached Model Priced Under $700,000, Best Architectural Design for Detached Homes between 2,601 and 3,000 square feet, and Best Architectural Series (Collection of Plans).
